UPDATE- Many people have written to me to see if the matter with Charles Lee has been resolved...

He has delayed a $3,000-5,000 wire transfer about 5 times (he owes us a total of $10,150).

He hasn't responded to emails or calls since January 6...

No satisfactory resolution as of today on this.

Exactly @Patsy Waldron

I hit the nail on the coffin! They kept focusing more on my credit more than the deal we were trying to fund. I seriously felt that I was dealing with Chase or Wells Fargo and not a private lender.

But my experience with a certain "analyst" can only be described as "incompetent" and a "trainwreck"

Anyone looking to do business with Lima One Capital can use this dialogue as they will.

Does anyone have any reliable recommendations for a rental property lender for Alabama?

Total waste of valuable time and unnecessary dings on our credit scores!

@Michaela G. Reading about your experience makes me think that now...

@Michaela G.  Interesting.

We applied and we were told that we were told that the pre-approval would be no problem with our cash reserves.

We started looking at properties with an agent counting on the pre-approval. Turns out, the analyst overvalued our assets and we would need to provide even more asset information in order to get pre-approved.

We reluctantly provide a personal checking account that was more than double the assets requested and were given a pre-approval on Friday.

I relay this to our agent and she is out looking at a few listing for us.

I get a call this morning: since Friday (4 days ago), Lima One Capital has changed their qualification criteria and we no longer qualify for their loan product. They have taken back their pre-approval letter.

I have never experienced such a "trainwreck"

Who has any experience with Lima One for either rehab or rental lending?
