Hi Anthony, 

Local codes enforcement does run a tight ship in Reading and will come to inspect your property shortly after you register it.  For single family homes the inspection period is every 2 years. 

i only own one rental in Reading and have had good results thus far, but still unsure if it's a city I want to expand in.

Job Description: Real Estate Investor seeking experience lead generation specialist to review real estate websites and extract property information that meets investment criteria.
Duties include, but not limited to review of real estate inventory on multiple sites, extract property information to investor database on a weekly basis.
Must have technical skills and experience with using the internet, spreadsheets and Google office applications. Good phone and email skills are a must.
Job Requirements:

Submit OPRA requests (NJ Open Public Records Act) to specific municipalities for available homeowner and property lists associated with delinquent taxes, delinquent utilities, and other violations.


Search Craigslist and Zillow on a daily basis and create email alerts for real estate specific keywords that will result in findings of distressed opportunities and sellers who are highly motivated.


Search additional websites for investment property inventory such as:

  • BiggerPockets Marketplace
  • Hudhomestore
  • Fanniemae Home Path
  • REO Websites such as but limited to Wells Fargo, Chase, Bank Of America
  • Owners.com, forsalebyowner.com

Create weekly reporting that is well organized including property details, source of information and contact details.

I did 2 deals with them last year, broke even on one due to having to replace the roof and AC repairs that were NOT included in the original SOW and lost money on the second due to the ARV not checking in as forecasted. I really was hoping to build a long-term relationship and stream of income from these flips. I think they have a well-oiled machine, but they are dealing with alot of volume which can contribute to misses like this. Regardless of what happened, I take responsibility for the outcomes and used it as a learning experience of what I could have done better to avoid these mistakes. Always do your own diligence and proper vetting of everything. There are alot of moving parts in flipping and out of state is even more challenging. While they provide systems and partners it's your money on the line and you are faced with many decisions along the way that you need to take ownership on and can't be passive. Happy to share more of my experience if anyone has any more questions.

@Michael Lee thanks, yes that's why I narrowed my list to non-traditional agent brokerages because of what my goals are and the environment you described.

@Jonathan Curcio sorry we could not meet up today, I will keep your contact info,either way, to stay in touch.

I recently passed my NJ exam and vetting a short list of brokers I had in mind to hang my license with. My goal with the license was to open up more opportunity for myself from an investment standpoint and also control the process, access properties, make offers etc. 

My desire is to be connected to a broker or team that is very active in investing and I would be able to expand and grow my knowledge and activity further from the environment that is in place.  Any recommendations are appreciated, I am in Morris County Parsippany/Morristown area.
