Post: Looking to compile a multiple family mailing list

Hi, the 3 counties I invest in dont have a easy way to get a list of multiple family mailing adresses for. I checked listsource and they were not able to do it for me.

How do you guys go about compiling a mailing list of owners of 2-4 unit buildings in specific counties, I am happy to pay if someone can recommend a service provider.

Hi, I am a US citizen but out of country and investing from abroad. I usually buy 1-4 units but am looking to get into commercial apartment buildings and buy/hold long term, ideally. 

I am thinking it would be 100x easier, tho not as profitable, to just find investment groups or crowdfunding sites that would allow me to invest in leveraged apartment buildings without going through the trouble of finding the property and securing the loan/deal myself. 

I am not interested in investing in debt, I am more interested in equity and places where rents will increase over time. 

Does anyone have any experience with this and can point me in the right direction? I am intending to use money borrowed against properties I own cash, so I have to be able to cash flow while paying back the bank. The refinances would be conventional 5% ish interest with 30 year terms, so it shouldnt be hard to cash flow on that if I can get 8-10% cash flow returns. 

My single family properties have increased substantially in value and no longer offer good cash flow returns, I would like to do something about that.

I was curious for people already invested, what is your criteria for a cash flowing property here?

Specifically interested in 1-4 units, but also single family.

What areas are no good, which areas are?

What is the purchase price/repair price you look for for the most cash flow as a general rule?

What is the expected rent on said property?

What % of rent goes to short and long term repairs on said properties?

What type of tenants are you getting in these properties and what issues do you face with them?

What type of things make a property a "NO" for you?

Is there anything for a out of state investor should look out for?

I am extremely interested in networking with this forum and branching out into the market this year.
