Consider cross collateralizing it with another property. Find a private money lender that knows how cross mutiple properties. If you dont' have a property to cross, consider bringing on a partner or someone that has a stake in the success of this project. When this is done, have the deed of trust partially released from the crossing property. Or, just get a take out loan and pay it off, thereby releasing both properties as security.
