Hello BP Community!

I am a business owner with an annual net income of approximately $1-1.2 million, and I am excited to embark on building a substantial real estate portfolio.

Currently, I have $600,000 available for investment and plan to allocate an additional $50,000 to $100,000 monthly moving forward. I have a few realtionships with private money lenders if additional money is needed but open to additional connections.

I currently already own a couple of properties and hold a real estate license. For the past decade, my focus has primarily been on cryptocurrency investments. However, I am now ready to shift my attention to acquiring short-term rental properties and leveraging the Short Term Rental Tax Loophole.

I am interested in purchasing value-add properties that will cash-flow through long term rentals in case any future regulations impede me from utilizing short term rental strategies.

Looking to purchase creative/seller financing deals at an interest rate of 4.5% or lower, without any HOA restrictions and HOA below $100 with a 10% entry fee or below

My target investment areas are in South Florida within 25 miles from:

- Miami

- Wynwood

- Brickell

- Edgewater

- Midtown

- Biscayne

- Ft Lauderdale

- Miami Beach

- Downtown

- Stadiums: Kaseya Center (Previously AAA) / Hardrock

I am proficient in financial analysis, so please only reach out with deals where the numbers and comparables are accurate and verifiable.

Looking to make connections with individuals that can send me deals such as wholesalers, brokers, bird dogs, door knockers, investor friendly real estate agents etc.

Also looking for any referrals for contractors, handymen, cleaning crews, transaction coordinators, private money lenders etc

I will pay referral $ if I end up doing business with any of your referrals.

Thank you for taking the time to give an example. If we compare both end profits, Flip ($ 29,360.00) vs BRRRR ( $ 3,376.00 yearly) Does this mean that it would take approximately 6.5 years with a BRRRR to match the profits of a flip?

If so, is this typically the average time it takes to match the profits on a Flip?
