Hi Raven, Just curious, what made you choose Vermont to want to invest in?

@Brad Kelly - Welcome Brad! New to BP myself, seems like a great community.

Out of curiosity, and maybe to get a discussion going, what are your goals with real estate?

@Peter Amour - Pete, do you happen to know who those landlords are catering to? College students, young professionals, families, etc? When I was at UVM the past 4 years, there always seemed to be more demand for housing than there was supply. But that being said, that is only for one client category. And I'm sure renting to college students has its own long list of considerations.

Thanks for all the replies so far! Seems like a great community here on BP.

@Clayton Mobley - in your opinion, how much is a healthy reserve buffer? Or on the other side of that, what is a good amount to put in to a first deal compared to savings, in terms of a percentage? 50% into the deal, 50% saved in the bank? 75/25?

@Tom S. - Have you broken into the Burlington markets at all? Lots of good properties there, but like you said, the prices definitely reflect it. Would love to get started there, or maybe in surrounding areas, such as Shelburne, South Burlington, or Williston - any thoughts on properties in those towns?

@Mike Schell - absolutely, that would be great, definitely want to connect with people locally. Send me a message and we'll go from there!

Hi everyone,

New to BiggerPockets - my name is George, I'm from Waterbury Vermont. I'm 23, graduated from college last May, with a degree in mechanical engineering, and am currently working full time as an engineer. I like being an engineer, but have quickly realized that a single income source is not going to get me where I want to be. I've started researching and learning about all forms of investing the past few months, but my interest in real estate actually started with a family member who has owned and rented two properties for a while, and is looking to continue investing. We have discussed forming a partnership, with the strategy being buy and hold.

Any advice anyone out there has for someone who is new to the game and looking to jump in? Looking forward to connecting with everyone!
