If your actively buying and selling, you can cut out alot of nonesense by having your own license. I got my own due dealing with too many unsavory, or half witted agents. Most of my property is held in my wifes name, so I just disclose that I'm related to the seller on paper. I've never been asked how close related in over ten years, I think those notations go overlooked anyway. Even out of state I'll get a commission as a referral agent. How nice it is to look at anything you want, when you want.
