I wanted to echo @Mark Forest's comments as a word of caution on using venmo and similar payment systems to collect rent.

I haven't personally experienced this scenario but it does seem that they put too much control in the tenant's hands and could be problematic in an eviction situation where partial rent is unintentionally accepted.
