@Frank Klarich, no basement in this house (they're fairly uncommon in TX).  No sump pump either.  If we spray water on the exterior, it leaks through on to the interior floor.  My contractor sealed up the windows pretty well and put extra mortar, but it seems to be going through the bricks.  House was built in 1971.

@Orlando Paz, so what happened with this leak?  I'm having the same issue in a flip right now.  They tried redoing the mortar, but still leaking. We think it's going through some small cracks or holes in the brick.  Is there some sort of clear sealant we can use over all the brick, or do we have to just replace the brick?

This is of course the very last thing that we encountered...after the flooring was put in the living room, which got damaged by the leak.

Any progress on this front? We're looking for a local real estate attorney in the Fort Worth area to go over how to structure our new real estate investing business. We also want to find a good real estate focused (or at least REI experienced) CPA as well.

Any recommendations or people to follow up with?

@Anthony Aguillard, thank you!  Another investor recommended Finishing Touches to me as well offline.  We will talk to all three that you mentioned - FT, JNT, CMR and see how it goes.  I guess it's not bad to build relationships with multiple in case they get busy with other projects.

Has anyone used JNT Developers out of Dallas (I assume the work all of DFW, but not sure)?  I've seen some wholesalers recommending them, but haven't checked their references yet.  

We're in the early stages of investing so we're researching everything - lenders, wholesalers, contractors, realtors, insurance, attorneys, title companies, etc. (thus, the late night post!)

Welcome to BP, Ronnie! I'm from Arlington as well. I hope to have as much success as you in the next year or two, although I may not be going the same route. I failed on a couple of SFR deals in the Arlington and Grand Prairie area a couple years ago when I was itching to just get a deal done, and I'm still climbing out of my hole to try again...although much more informed thanks to BP!

Hi @Jill DeWit,

I know I will probably find better deals via direct mail campaigns, but do you think there are some decent deals to be had directly from county over-the-counter (OTC) sales (i.e. post auction) for rural vacant land?  If they even sell that way...

I have 1 property to sell thanks to you and LandAcademy, but I know I'll need more soon of course so just thought I'd ask now while reading up on sell-side marketing.  Seth Williams has some good info on RETipster.com, too, and it seems a bit different from the LandAcademy strategies.

Indeed, @James Wise, I think getting an RE agent license sounds like a good idea.  More options to help people and no worries about the grey areas.  I know it doesn't allow me to be a property manager right away, though, but that's not the path I really want to take anyway.

Thanks for everyone's replies, even @Bill Gulley's! I don't think you rained on my parade. I wanted good feedback and advice on whom to seek for guidance (TX REC in this case). Thank you!

@Presley Reeves, great idea on house hacking. I was interested, but my wife and I decided it wasn't for us with our 2 young girls. We just bought a single family home in Denton 2 months ago. Happy wife, happy life!

@Chris Soignier, I love the data analysis idea! I'm an IT business analyst by trade so gathering data and sorting it out sounds great to me! I will heed your advice in answer #1 as well.
