Thanks Tim. It's been a wild and highly educational week to say the least! Los Angeles is a particularly complicated place to do this but as such, the upside can be good. I'll report back if I find anyone crazy enough to help me finance this.

Looking for folks with experience converting large multi-family into condos that can be sold individually in greater Los Angeles. I'm imagining an attorney but would be thrilled to connect with anyone who has done this before. Looking at a couple properties that seem ripe for condo conversion but I've never done it; I'll need a consultant. Any referrals would be treasured.

I'm finishing up a lot of improvements to a four unit that I purchased in 2020. One of those improvements is a Junior ADU, which is technically a 5th unit. I've got a lot of new equity in this place and wanted to refinance but I keep reading that I'm now only eligible for commercial loans. This is the only property I own and it's my primary residence so I don't think I'm particularly attractive to commercial lenders. Is there any way to keep a residential loan with the 5th unit?
