Thank you all for the advice, well now I don't feel as lost as I did before. I caught on the HELOC or cash refinance is the way to go still trying to figure out the difference between both it's just seems one has fixed rates one doesnt and HELOC I would have to live on property for about a year which I don't mind.

Now let's fast forward a bit let's say I fix my credit, my credit shoots up, now I could get a HELOC. How would you invest the funds to maximize investment. Commercial residential caught my eye but I'm open to suggestions

Side note, I recently had 2 realtors come and guesstimate my house value at 20ok. For simplicity we'll I'm using this number

Hello all,

To keep the story short and sweet my parents left my brother and I a SFH it's mortgage free and now we are trying to fix it up to rent out. We have bad credit, so we are in need of guidance as to how would I further my increase my cash flow and try to invest in another property, but what would you do?
