Hmm, if I could get a 24% ROI not counting rent increases, I'm pretty sure I could sell that opportunity to another investor who would take a 15% return. Or I could hold on to that long term if it had little to no risk.

Meaning it all depends on the property, what your expectations are, and what your goals are.  I can think of a lot of uses for $20,000.  But investing in real estate would be right near the top of that long list.

Hmm, well that was a typical upsell seminar format, even including actors!  Couple nuggets of basic info in the beginning, hard sell on vague principles, couple nuggets at end... I walked out because my phone kept ringing. There were two brokers calling back on a couple properties that I've been waiting for both with eager sellers, and both in my target markets. :)

Funny contrast to walk out of a high pressure guru seminar, to take calls on commercial deals that are more advanced (and fun imho) than the single family homes they were talking about .  

I love the irony in life sometimes.

Probably good very basic material on wholesaling, flipping, and BRRR as well as lot of basic info on stock/option trading from what I can tell in that training series. The price is reasonable compared to some of the coaching and education I've been pitched. They were selling the 3 day workshop for $500 at the event.

I'll tell you I've learned more from BP, and the podcasts/webinars here than that course is likely to cover.  Plus... it's free.  I love the BP community!

I'm headed this afternoon to the "Rich Dad Workshop" in Lynnwood, WA this afternoon, is anyone else going?  It'd be fun to meet up some other BP folks if you're going.  I'm also bringing a friend who's a newer agent that I'm selfishly turning into an investors agent.  Buah hah hah.

We're going to get coffee ahead of time at a nearby Starbucks before heading in.

Msg me on BP, to meet up.  Or if you've had experience with the Rich Dad folks, how was it for you?  Effective, or no?  I'm expecting the hard sell for additional coaching.... so?

just went to my first REIA meeting in Bellevue, WA. Very good group, useful material. We heard from a panel of mostly hard money lenders on all kinds of requirements for funding. Have you had much luck working with your local REIA? Anyone source deals at the meetings? How do you ask?

I'm looking to pull equity from some rentals, and was wondering if anyone has been able to find lenders or lending products that will allow a HELOC type product on investment real estate? A duplex and a SFR cashflowing nicely, and I want to have equity available for reinvesting but also keep these great low fixed rates they've got. Both around 50% LTV presently.

Any creative (or not so creative) ideas?
