Good Afternoon Bigger Pockets family,

My family is working on Spec Building our first home in Jonesboro, GA. We have partnered with a competent builder to partner with us on our first two projects. We have ONE small problem. My builder is not a GC, so this is a huge roadblock when it comes to financing. In his personal business he works underneath a GC who allows him to operate under his license, but the finance company requires the GC has 5 builds under his/her belt since 2012. Of course his GC doesn’t have this one requirement 🤣.

I am now looking for a GC to consult me through my first two builds. This will consist of allowing my current builder to work underneath your license and use your resume to secure financing. I am prepared to pay a fee for the consultation, and draft an agreement that will relieve the GC of any liability. I also have builders risk insurance prepared as well as all subs will provide proof of insurance before work starts.

I hope this message reaches everyone well. I know you all are super busy!

Hello BP family!

I was hoping to get some assistance with progressing my first tax deed deal! A few details about the deal are as follows

  • -the property I currently have the deed on is a lot in Morrow, GA 
  • -purchased in September 2018
  • -The lot once had a home on it
  • -I plan to build on this lot
  • -Currently seeking an attorney to assist with quiet Title

My concerns now are partnering with an attorney to get the Quit Title Process done. Does anyone know a reliable attorney servicing Clayton County, GA? Is there a rule of thumb to follow on determining the total cost of the process? On average how long does this process take?

From my research it’s tough to pinpoint how long the quiet Title process may take, Ive been told 3-10 months, but I’m extremely concerned about the cost of the process. I don’t want a situation where I pay a retainer then slapped with a ton of fees at the end of the process. This will be my first time employing an attorney, so I would like find out how everyone communicates with their attorney & stay on top of expenses accrued.

I know this is a mouth full, but I hope you all can help! Thanks in advance!
