I have an oppertunity to buy a 12 unit appartment complex. When I run the numbers on the property it does not cash flow with current Denver cap rates. Denver cap rates at very low.

The 12 unit property I want to buy is being sold as an owner carry. I need ideas on how to present my offer because I will not be able to buy it at current cap rates of 5.1% and make any money on it.

I'm getting ready to present to a prospective seller on an owner carry, benefits pros and cons and make an offer on the park. I have already done the due diligence and am looking for tips and ideas of how to carry this process through.
