Hello - wanted to know what software architects and/or civil engineers use to do simple site plans (land layout, not building). Just looking to do some basic drawings myself without having to spend thousands of dollars on layouts by hiring architects and/or civil engineers. 

Hello - does anyone have any experience working with any good ground up commercial contractors? I'm looking for someone with experience doing ground up retail/fast food development.

Hello - has anyone bought or negotiated property from a hard money lender. How are they different from a traditional lender when it comes to negotiations? I am looking to buy a house that is about to be foreclosed on by a hard money lender and i want to jump in and buy it before it gets foreclosed. Any tips/strategies? 

@Account Closed do you own the property or are you planning to buy it? I don't understand what you are trying to do here. if the building is in bad condition you've got little to no chance to getting a tenant unless you're thinking of doing a complete rehab. if you are thinking of doing a complete rehab, chances are you'll need to do that before and then start marketing it.

McDonalds - real estate manager on their website is usually responsive 

Dominos - generally franchisee operated so same drill as Subway

Dunkin - generally franchisee operated so same drill as Subway

Pizza Hut - generally franchisee operated so same drill as Subway

Family Dollar - I think they're only corporate operated so best bet would be to find the local real estate manager. Linkedin is your friend here

These companies/franchisees are usually only interested in premium sites so make sure your site is irreplaceable. They are usually flooded with opportunities so make sure you have your sales pitch or a good offering memo ready as well.

@Account Closed Subway is a tough one because it's run by franchisees. You might want to search for other Subway's around where your property is located and try to get in touch with the franchisees/owners. Have a conversation with them and see if they're interested otherwise ask them to get you in touch with the area Real Estate Manager

I've gone through the same process and in short, you should either get a good commercial broker that specializes in retail leasing or find the contacts yourself. I didn't hire a broker for my project(s) and instead narrowed down a list of potential tenants I thought would be a good fit and then reached out to the appropriate contacts. You don't want to reach out to their general real estate department as you're unlikely get a response. Send me a message and I'll be happy to discuss further.

Hello - has anyone seen a developer/tenant scope of work breakdown for a build to suit lease/transaction for a fast food/QSR development? Or does anyone have experience with doing a build to suit? Thanks.
