Question @Ali Boone Why wouldn't you consider Atlanta anymore? I have a few leads there as we speak. Although I do agree the crop is not nearly as lucrative as it once was, I am still hearing opportunities where I am trying to fly out to check the spots as we speak. I respect hearing your reasoning because I take all opinions into account. Thanks

Hey Brandon. Welcome also. Although I'm not new to Bigger Pockets, I am new to the forum. I'm a Philly investor but I've been actually looking into investing in the Atlanta market as well. I have colleagues that reside there and truly interested in building a portfolio there as well. This website has helped tremendously in giving pointers. I actually see both sides of the spectrum. I considered it but it definitely opens a can of worms when you show that you are human.  You'll have one tenant so will never take advantage of your generosity and another that will use that as an excuse to pay late, to tell you their problems etc. The reason I state this is because it happened first hand. I give the incentive up front. You pay your rent before the due date, you'll receive a $50 certificate. That's what I've began doing over the years and it has helped my tenants paying on time. But it's definitely not a bad idea.

I cannot speak for Pittsburgh although they have a landlord group in that area where you can get more information. In Philadelphia it is a minimum of 2 months and as long as 4-6 if the tenant is professional. I am a member of HAPCO and that's the landlord group that is very helpful in your real estate business. You'd have to Google investor groups in Pittsburgh.  Hope this helped.
