You can buy two duplexes at 90k that gross 1300 per month in rents in cities like Kansas City or St Louis. You could start small by buying a rehabbed house in Kansas city for 50k cash that rents for 850 per month. I have many more examples of properties like this in Missouri, it just depends on what way you want to start.

I am wholesaling houses in the st Louis market. I am selling one house now for 20k with a tenant in place paying 600 per month.

Investing in CA three years ago would have been great because you could have received cash flow along with three years of appreciation. I like the St Louis , Kansas City markets and Toledo Oh markets. You will have to watch your property manager at first until you have determined if he or she does the job well. I went through one property manager in Kansas City. You can find homes in decent areas where the rents are 2% of the purchase price.

I have lenders that work with people with lower credit scores without it having to be hard money rates. You can message me your scenario and I can tell you what I can you. I have 40 or more lenders to choose from.

A good local wholesaler will meet with the seller at the property to see how much work it needs. Then if he is experienced the repair estimate will be very close to the actual cost. The main thing is the wholesaler sent out the marketing, found a reasonable seller and now the end buyer has a good deal. You can connect with me and ask more questions in the future.

hubzu sucks.  They just list homes that are on the mls. Find a good investor friendly realtor to help you find a fixer upper house if that is what you are looking for. Meet local wholesalers who can bring you deals. If I hear of one , I will send it your way also.

I am wholesaling a house in St Louis MO for only 20k. No work is needed in the house. There is a tenant in place paying 600 per month. Home is in the 63136 zip code. You can take a look inside the house this week to verify the condition. Tired older lady landlord just needs cash.
