What part of Tacoma is it located in? Some areas cater towards the military tenants, and others do not. Some say that JBLM is cutting some civilian contractor jobs soon, but I'm not so sure it will have an effect on the market. Is it in Hilltop, U Place? Ruston? Also, be sure to use the rental property calculator and you'll have a much better idea. My theory is that I will figure out what price works for me to get my numbers where I need them.. The seller's asking price is inconsequential - I will offer what I can offer. Can I ask what kind of financing you are planning on using?

That is some more excellent information on your direct mail stats. Thanks for posting that.. I'm glad everyone found that podcast as useful as I did! 

@Mikel Garcia and @Angela DeBorja - check out BP Podcast Show 158 HERE. The guest gives some great advice on his follow up with direct mail, screening and services he uses. Also check out the links in the show notes for the Vumber service which he talks about... I think I am going to eventually implement something like that when we start direct mail.

@Cj Juan, I haven't found the right one yet, but I'm also new to PRO so I'm using the calculators like crazy and analyzing deals daily. I'm beginning to look more in the Lacey and Yelm area and if that's where we buy you can expect a call from me that day!

The webinar itself was excellent. It was my understanding that the event was to test out the new webinar software/site because the old one was causing issues. I have to say that I didn't like the new site as much as the old one, but if others were having trouble this might help spread some good info.
It's great to hear that you signed a lease... I know everyone seemed to lean towards lowering the price, but I'm curious how and where you were advertising. Congrats!

I would just like to add that I met Cj Juan at the most recent BP meetup in Lakewood about a month ago - and a number of people had excellent things to say about him. I plan on working with him in the future. I know from speaking with him, he offered to connect me with plenty of references.

Wow, that was quite the read as I'm late to the party.. but this is nothing short of incredible. I sure hope this reaches its final conclusion soon! You might want to organize a BP meet up at the property during the eviction so you can have some people there to cheer and clap on their way out.
