@Calvin Kwan I purchased the building for future cash flow. It has about 90% upside. However you are right about tenants not moving soon. Also I buy and hold so I do not really care about the comps. Where do you find 1% in Bay Area? I have been in business for about 6 years and it is hard to find 1% here.

@Calvin Kwan this building is in great location. Two blocks away from lake. I have about 90% upside on this building but who knows when tenants will leave. Also comparbles are near $1.9M. So I did get a good deal but cash flow sucks.

Purchased a 6 UNIT building two blocks away from lake Merritt for $1.56M. Put down 780k and now I am cash flowing at barley $2000/month net. I would love to invest in out of state but have no connections.

Do not waste your money on scammers.

Why do you need mentor for?  You can find mentors everywhere.  Be active.

If you spend some time, you can get all knowledge from everywhere.

Start with free webinars and try not to purchase anything.  Learn from them and do not buy what they sell.
