As far as the comment about training your competition, there are lots of great threads on this site about that.  The general idea is there are way too many houses for me to try to work every lead.  It's impossible. Every investor cycles from being money heavy to inventory heavy during different times. If your mentor who trained you is money heavy and you found a good deal, you can wholesale to him. If you need a house, he can sell to you.  You end up having a great synergistic relationship with your "competition" so you both end up winning. I often find myself with a great lead, but already have my crew and my funds tied up.  That's a perfect time to pass it on to someone else for a small profit and we both win.

@Ali Boone Thank you for the tip! Venice is beautiful, I'm stuck up in the valley where it gets super hot! Then again, the properties are quite a bit more affordable up here :) I used to live down in Hermosa but had a lot of friends and family in the valley so relocated up here.

Thanks for the tip to look up Aaron, I'll definitely do that soon. I'm looking at other areas for buy & hold stuff for sure, as it doesn't make a lot of sense in most of the areas here. I'd love to do fix and flip here around Reseda though as my partner is a contractor so that helps getting accurate rehab costs and scopes of work from the guy who's going to do it. Want to keep that stuff in house for the first few and then hopefully get people on the ground in other areas in the US where it's a better market.

Good evening everyone! 

I'm super excited to have stumbled upon this website. I've been lurking for about a week, reading threads and then finally created an account the other day and it only took another day to decide to have a paid membership as the value I've gotten already has been enormous. 

A little about me - I'm a newbie! But rehabbing runs in my blood. My parents got divorced shortly after I was born but both of them rehabbed for the first 20 years of my life. To be honest I think they worked too hard and could have developed systems to be real estate investors, rather than just house flippers. 

That being said I've started trying to learn as much information as I can about this business. I'm blessed in that I'm good at systems and have developed a system for my everyday job that allows me to work from home and focus energy into other things and passions, such as real estate. Unfortunately, I have a ton to learn about REI and am interested in finding mentors to make that much easier. I'm amazed at the amount of people here on BP that freely give such great and informed responses. Thank you!!

If anyone is interested in working with me in the Southern California area, please let me know! I'm not talking a JV or partnership, I'm looking for a mentor and someone who is looking for that kind of relationship. I understand knowledge isn't free so I'm willing to pay for my education, I just would prefer to do it with someone in the field that is doing this every day!

Anyways, thank you for reading and I can't wait to get back into reading more information. I have a personal goal to have completed my first deal by Dec 31st of this year and I want to know as much as I can going in. Big shout-out to the creators of this website! As well, @J Scott - Thank you for the very helpful documents.
