Post: Lender in Delaware or New Jersey?

I use a local broker.  Happy to pass along his info as well.  He will only lend for properties 4 units and under though.  I am on my 3rd property with him, set to close at the end of the month.  They sell all of their loans so it would have to be a conforming loan, which would have less wiggle room than a bank looking to hold their own loan portfolio.

Hi Eric,

Where in DE are you interested in investing?  I invest and have a bunch of good contacts in the Wilmington area.  I've got a very investor friendly agent that a few folks form BP have used and liked, a roofer, granite contacts, etc.  My agent normally knows of what is coming down the pipeline before it hits the market so he is good to know (PM me if you'd like his contact information).  Happy to help if you need anything or would like to get a tour of Wilmington if you are not familiar with the neighborhoods.

 Yes I still invest in Wilmington but I don't currently purchase with cash or hard money.

What neighborhood is the property located?  Might determine whether or not they will come out and work on it.  I doubt either of them are willing to dodge bullets to make a buck. :-P

The concrete work, has already thrown me through a loop... and been much more than I expected. Still waiting on one quote to come back...but I've been very surprised by what the costs there were. 

Originally budgeted $3500 and quotes are coming back from $6500-$13000 so far. It's definitely a good thing that there's room in this project to shuffle some things around. And the floors look like they're in good enough shape that I can justify keeping them rather than having to replace them...so I've basically just transferred this budget item to the concrete. 

The good news too is that the house immediately next to this property was flipped last year and the owner paid $117,000. The level of work was a bit better than what I'll be putting into this rental, but not by much...so I could possibly get a higher appraisal...which doesn't impact much since I wont be pulling any extra money out in order to preserve cash flow...but it should help my position with the bank when securing long term financing on this deal as well as the next deal.

Also here are some photos so everyone can see what I'm starting with...Sorry they are all sideways I can't figure out why they're uploading that way...since that's not the way I took them or the way the look on my computer. I'm also providing a link to the rental analysis as promised.

 I've got a guy that does masonry work for me that may be able to do it for cheaper.  He is kind of shady though so I am somewhat hesitant to give him my "recommendation."  

Also- I have a guy that does full rehabs but started his company as a roofing and chimney company.  The chimney part of this is what makes me think he may be able to help you out.  His full kitchen gut rehab price was 10K lower than anywhere else I got quotes and he did a great job and warranties the work.  He charged me a flat labor price and billed through the exact materials price from home depot.

My contractor would do it for about 8K which is what he quoted me for a 45sq/ft complete gut rehab.  I used someone else that I don't like as much and he cut a few corners- it was 6K. Personally, I would go with the 8K guy.  I used him on my kitchen and he did a good job.  He is licensed and insured and warranties the work.

What kind of price range are you looking for?  I've got a contractor that did good work at good prices, and is normally fast, but was really slow on my last project due to too many projects going on.  They would be pretty quick I'd think as long as you make the timeframe for which they have to complete stick in writing with a penalty for not completing on time.

I've got a good flooring guy.  I have a cheap option for granite and a more expensive option that was definitely better quality work.  (600 dollar difference though.)  Depends if you want something for a rental vs flip or for your own house.
