Hello fellow Investors,

Does anyone have a Go-To attorney for contract  review in the greater Savannah GA. area?

We have a few properties that are held as JV's in separate LLC's and just want to make sure all is above board.

Hello all,

I am looking to cash-out Re-fi several newly renovated SFH rentals in the Hinesville ,GA area.

I understand that typically investment properties have a threshold of 75% LTV in a CASH-OUT scenario, but I figured it couldn't hurt to ask if any of you fine people know of anyone that could push it a little closer to 80%.

Hello fellow investors,

I find myself in uncharted territory and looking for some advice on lending.

I have an opportunity to be in second position on a rehab loan and was just 

wondering how you versed private lenders would go about structuring the contract and terms.

Any advice on the subject would be greatly appreciated, Thank you.

Has anyone had any experience and or success finding and or closing seller leads from Facebook?

I recently sat in on a podcast where the host claims they are crushing it with FB groups. Their business model for dealing with leads is intriguing and seems to make sense. They are looking for individuals to join the "team" and share in a commission split in return for what I assume to be a roll in acquisition.

Hey Guys,

Looking for suggestions from commercial property owners or  comm. property managers on how they would like terms presented.

We are coming up on  renewal for our commercial lease and our current term is 3yrs.  The area is booming and a lot of brand new commercial space is being built that could potentially suit our business better and we don't want to lock ourselves into a 3yr term.

We've locked horns with the Property manager already on previous issues and they don't typically care to negotiate. We are sending our proposal for renewal to the PM and the Property owner directly. We are asking that the lease be set up as a 3yr term, renewable annually, in which we will notify the PM 90 days prior to the  renewal date if we don't plan on renewing. 

From the perspective of a property owner/Manager how would you like to see this presented? Any advice appreciated.
