Post: Finding 30 year terms with low down payments

My Dad, my brother, and myself are trying to make an offer on a pair of duplexes in central Arkansas. I know everyone says to put investments on 30 year notes. The bet offer we can find through a bank is 30 years at 4% interest with 25% down. Is this normal? Where does everyone find 30 year financing for multi-family properties and how much is usually required for a down payment? We were hoping to not have to put so much down up front.
