This is great advice. I would echo what Erin said about setting reasonable expectations up front. With your new PM, you'll want to let them know how soon is reasonable to hear back from the PM after you've reached out to them. It's frustrating that you'd even have to do this but over-communicating is the key to a good working relationship in my experience. At Evernest, we allow our owners to drop our services at any time for any reason. You might be able to find someone who has the same policy.

Hello Everyone! I'm relatively new to property management and trying to learn as much as I can as quickly as possible...With that being said, what are some of the most common issues you, as a landlord, have faced with tenants in general. Anything goes here whether it be the tenant underwriting process, showing your properties or even keys to success. Thanks in advance from this rookie!

@Michael Mastantuono this shouldn't be but sometimes is a tricky situation. Have you considered asking if they have an agent that they're working with? Or a solid property management company who can help locate them a new property quickly? That's usually a good sign of how prepared they are for the moving process.
