Hi All, looking at my first multifamily.  For those in the North Carolina Triad area wondering what Cap Rates you're seeing for 10ish unit properties.

My father and I want to buy real estate together but we are in very different places: he is 60-something and newly retired and I am 30-something and eager to start my path to financial freedom. I would be doing most of the work and it would be mostly his money, not his entire retirement savings but still a good chunk of it.

I want to make sure that I do right by my father and set him up for success as well even though we're in different life places. What should I look for in a deal to make sure we're both happy?

I am very new to real estate investing, working on getting my first deal now! I have been spending time on BP but this is my first time posting...

Basically I am trying to find out the best way to get information about my market.  I am working on finding an agent because I know a good one will have much of what I'm looking for... but I want to start educating myself now.

I want to get into rentals so mostly want to figure out how I know if there is a rental market in different areas and what the rents typically are. Is there a way to get that information without being on the MLS?
