Investment Info:

Single-family residence buy & hold investment.

Purchase price: $128,000
Sale price: $125,000

Seller paid Closing Costs, with $3,500 outside closing for fix up cost. Took Advantage of South Dakota first time home buyers to get down payment paid for. $22 back at closing, made money on my first deal!!

thank you so much! i have been looking into these options and doing most myself as well as getting a couple quotes for bigger projects.

as far as money, do you or anyone use a general rule of **don't put more than x% of purchase price costs into the house** if that makes sense?

Hey BP family, 

I just closed on my first single family rental with duplex potential, I need some advice on how "nice" updated to make it knowing that tannates are probably going to use and abuse it. Does anyone have an general ideas/rules they follow on how nice to make it for renters? This is my first deal so trying to manage costs as well!

Hey Guys,

I am just done with college and ready to take on the world. In the process to make financial decisions my parents tend to weight heavily on what they thing I should do which also carry poor financial decisions. (ex: buy new car, other not needed expenses) My parents spend money like its thrown into a fire, how do i lead/set an example for them while being respectful. I want them to see the benefits of what i am doing but its a little hard right now as i am just getting started in my FIRE journey. Need encouragement and Ideas for help.
