Thank you very much for all your valuable advice. today couple of my tenants called and informed that those guys are back, but this time they had missed their keys and were trying to open the lock with screw driver, card etc. That was a good enough reason for me to call the cops. Unfortunately, those guys left before cops reached. Neighbors had pictures of those guys and stories of wrongdoings but, cops left with advice for me to initiate the legal process, they can't do much about it unless they catch them stealing or doing any wrongdoing.

I got my LegalShield plan and tomorrow scheduled to get the handover of keys and accounting details from my ex-PM. Will start the eviction process asap.

@Alpesh Parmar unfortunately I had to let go my PM due to them being too busy to pick my call for days and giving me outrageous fixing costs. Soon after that I visited and talked to each tenant and came to know about these trouble makers.

@Matt K. Thanks! That's what I was thinking, wanted to check if I should first call police or attorney, as I really don't know who is living there and what they are up to.

Hello Everyone-

I recently purchased two rental 4-plexes. Today I came to know from tenants that one of the guy has moved out sometime back and there are still multiple folks come and go all the time. There are suspected for taking drugs, partying in night and stealing stuff including electricity from neighbor, apparently electric department has disconnected their electricity for some reason. These folks have caused a water damage and downstair roof has crashed down in the washer/dryer room. I heard they have been paying the rent though. Person on lease is not accessible, as his/her phone is not in service anymore. What would you guys advice for a right approach to get them out of my unit without me getting into any safety or legal issues.

Hi- I am interested in purchasing a multi family in Louisville KY area with a cap rate of 10% and high potential of going up. It's going to cost around 1.2 Mn. I have 10% down and trying to figure out the best way to manage other 10% or get a loan with 10% down (which seems to be almost impossible). I am trying for 10% owner financing but not very optimistic. I have stable job with decent salary and excellent credit. Any advise on how to arrrange other 10%? Thanks for your help!

Finally I was able to get my tenant evicted from my condo, but I had to pay for movers. Ultimately she costed me close to $11-12K (including lost rent, attorney fee, Marshal and movers fee and damage she has done in house). Any suggestion, what's the best way to get some of this money recovered?

@John- Thank you for the advice. can you please share the process you followed for garnishing ex-tenant's wages?

@William- I didn't try cash for keys, but she just didn't want to move and she had stopped responding. At that time I had to involve attorney. For recovery of past rent, can I give it to any collection agency? I want to make sure more folks don't get cheated by her by getting it recorded it in her credit report.

@Nicole- I am not sure what kind of filing is it. I had just contacted an attorney who does eviction in CT and he is taking care of rest.

Hi- I have a townhome in CT. I had given it on rent in March 2014. My tenant paid first month rent and one month security by check (not on her name), which bounced. After multiple follow ups she deposited one month rent. After that she didn't pay any rent and kept buying time with lame excuses. Finally I contacted an attorney in Mar to evict her. CT has tenant friendly law. So, she is still in my home without paying rent. I hope within next couple of weeks she should be evicted, provided she doesn't come up another idea to exploit the law and buy more time. What's the best way to make sure her rental and credit history gets updated with this misconduct. Is there a way to recover the money after she is evicted. Any other advice in this situation?
