Owner is willing to do a 15-30 yr note with a phase-down prepayment penalty.  Doesn't want to be paid right away for tax purposes. 

Looking at a duplex and the owner will only do owner financing with a prepayment penalty.  Anyone know the prepayment limitations under the Dodd-Frank Act?

New to Bigger Pockets.  Stumbled on the podcast and love it.

Looking to purchase single-family homes and duplexes in St. Lucie and Martin County to rent.  Goal is to have 5-10 rentals in the next 2-3 years.

 In my real job, I am a litigation attorney with extensive experience in real estate contract disputes, non-disclosure cases, realtor commission disputes, and landlord evictions.
