Where do I start with, to learn about Property Management in San Diego, California.

I need help this my First investment and everything falling apart. I thought I did my do diligence but failed. I closed on duplex with both tenants receiving eviction notice with final date 5/25/2022. Now They are saying they want to fight the eviction and wouldn’t hand me keys. They claim that the prior home did not give enough time and rushed the notice and caused emotional damage. The notice was served 3/25/2022. I don’t know what to do??

It's always disappointing to hear stories like these.  This is a lesson for others reading, especially if you're new to the game, consult with at least a property manager when buying a property with existing tenants.  In this instance, you would have been able to plan for challenges moving existing tenants out, run numbers based on the current rent they pay, learn how long you may have to fight to remove them if at all, and where you would live if you couldn't occupy one of the units right away.

How did your home inspection go? Did anything turn up needing repair that could proveto be  a health hazard?

The home inspection didn’t show any health hazards. This is going be my welcome aboard slap in the face to investing. It suck but taking the advice from everyone I am lawyering up with an eviction attorney joined the SCRHA, and going try to be civil with them to negotiate a move out date. Don’t slack on do diligence

 Hello Phyo
How is your experience with SCRHA?  Do you recommend being a member? I am also San Diego based real estate investor,

Thanks

What is a reasonable Pet Deposit and Pet Rent for a well trained dog of 50Lbs in San Diego? The Rent for house is approximately 3K.

I tried looking at other advertisements but they only specify extra but donot give any amount.

Any suggestions on where to look for? Or if you are familiar with the market, what would you suggest?

Thank you in advance,

Hello
I bought a property in Owens Cross Roads in September 2024. This is my out of state investing and I am in California.

I have put the rental price below the market (as suggested by local real estate agents). I have advertised through Hemlane, ZIllow and also MLS. I had only 2 enquiries till now and both did not go any further.

I am told this time of the year is slow but is it so slow that I only have 2 enquiries in two months? What do you suggest I do for renting it now?

Thanks in Advance

Hey Gash,
From my experience in purchasing rentals in the Owens Cross Roads area, I'd double check the rents and think about lowering(depending on your strategy). The area tends to be more owner occupant friendly rather than renting. The closer you are to Huntsville the rental demands increase.

Thank you. I have put it at lower value / sq.ft than what realtor has recommended. I went lower one more time. Thanks

@Gash Nookala - if your property is not in the Hampton Cove area of Owens Cross Roads, you honestly are not in an ideal location for a rental.  If you want to provide your property's address, I can give you some additional feedback.  Rental market here is very slow right now as well.

Thank you Michael, I DM'ed you the address.

Started using hemlane for a property I acquired recently. Had an agent assigned for showings and getting it rent-ready. So far its pretty good.

@Sagar and Others: it has been 3 years. Do you have any recommendation now on Hemlane?
