I am an out of state investor. I have a duplex in Indianapolis that I self manage. Curious how other investors who manage their own properties handle snow removal for their tenants? Is that something lawn care companies would do?

As a new out of state investor, I’m wondering how best to a accept payments if the tenants want to pay with personal check. Should I just open a bank account at a national big bank so they could deposit it at said bank in their state? Mailing checks seems slow and I wonder if they will get to me on time here in California. I will of course offer them the ability to pay online via Cozy or Zelle, Venmo, bank Bill pay, etc. thanks!

That's a solid C class rental area and pulls some decent rents but for some reason, it doesn't seem to be appreciating as much as other neighborhoods of similar character. One thing you should look into if you are considering that part of West Indy is the fact that the Ben Davis Conservancy District levies a $28 monthly sewage fee within their jurisdiction. I'm not sure what the exact borders are for their area but would check before you get a surprise.

Hello all!

Interested in anyone who can tell me what this area of Indy is all about. I am looking at buying more investment rentals and don;t know much about this particular section of the city. Is it gentrifying or plan to, etc.
