SB 13 bans impact fees for units smaller than 750 SF, but for units larger than that it has this text:

"Any impact fees charged for an accessory dwelling unit of 750 square feet or more shall be charged proportionately in relation to the square footage of the primary dwelling unit."

What does that mean in practice? Say the primary unit is 2000 SF and the ADU is 1000 SF, and there's a fee of $1 per SF of new construction, what is the calculation to determine the fee for my project?

So I found out that in Oakland and Berkeley it is illegal to evict a tenant over 60 years of age, for any reason.

Anybody have tips on doing research on who the tenants are before a tax sale?

Any suggestions for a title agent who will do this in CA?

The only ones I've contacted seem to only work with people who have properties in escrow already.

You can do some research on liens and deeds at the county clerk's office.

Hi,

It seems that Revenue and Taxation code section 3712 lists all of the liens and liabilities that may be transferred with the property:

Does anyone have any advice on how to determine ahead of time what liabilities there are for a given property?

If the property has tenants, does their lease stay valid after there is a new owner, or can the new owner immediately evict the tenants?

Which attorneys have you used for the quiet title process?
