Sorry for the typo , “ Use Rent Perfect” for screening . The prospective tenant pays for the background check .

Call Roman Roofing co in Tempe , he took care of one of our homes there , he was on it fast and did good work . 

David, Thanks for your reply , you are right about the economies of scale with a larger complex , I agree that may be the better way to go . I don't particularly care for STR.

Hello all, I am looking for opinions from the BP community on a question that has me somewhat stalled. With 1.4 M capital to invest, what would make more sense, put 1M down on a large apartment complex and keep money in reserve or spread out the capital among many singe family properties ? What area of the country would you consider and for what reason ? I know that there are many variables but in general which option would you use, or is there another strategy I may not be thinking of ?  Any advice or opinions are welcome.

 Hello BP, does anyone currently use and or have experience using Land Trusts to hold their rental properties in ? Are Land Trusts recognized and used in all 50 states ?  Any insight, opinions or advice would be appreciated .

Hello Fred , I’m not sure how the renting public would react to it , but I can say that I use Sling (about $60/mnth)!and Roku at home and we love it . Not to mention it lowered  our cable bill significantly . give it a try you can always revert back to cable if it doesn’t work out . 

There's always the tried and true good old paper check:)  But we use Rent Perfect, its also a background screening tool for credit and criminal history.
