Do debt funds ever offer 100% funding for a purchase and 100% for rehab? While it seems too good to be true, my broker is adamant that his firm has utilized this specific debt fund in the past and that they’re real. Anyone have experience souring capital from debt funds?

I've recently started considering venturing into residential fix and flips. I'm looking for legitimate asset-based lenders that are easy to work with and that can close quickly. Ideally the asset-based lenders the community recommends are able to lend in all 50 states.

Thank you in advance for your recommendations.
