Hi Kris. My name is Gary Holt.  I live in French Valley (Murrieta/Winchester), a few miles from you.  Welcome to BP. I've been a member of BP for only 2 or 3 months myself.  However, I've been investing for about 25 years or so. Primarily a fix & flip investor.  I've kept a few rentals but just recently sold them.  I'm also a Broker, French Valley Realtors, but have been partially retired for the last year or so.  But I'm still actively investing though, and probably will for the rest of my life.  Just because it's so much fun and is very satisfying!  Contact me if you would like to talk or get together.  The BP site will not permit me (or anyone) from putting my e-mail or phone number on the BP site.  So, you would have to contact me through this Forum Post.   Thanks, Gary. 

Hi Daron. I'm in the Temecula, Ca. area.  Claude Diamond is the King of lease options. Go to www.claudediamond.com and he has more info on lease options than you can imagine. He will also mentor you if you so desire. He answers his own phone and will talk with you for an hour on Skype. He has many, many videos and can find him on "You Tube" as well. You will not be disappointed. Lease options is his niche/expertise. Good luck.  Gary.

Hi Duke. My name is Gary. I'm right up the street from you in Temecula. I subscribe to a site called "Property Radar", formerly called "Foreclosure Radar". This site will provide you with every bit of info regarding a property that has ever existed. It is a really incredible site. They charge a monthly fee for their services but offer you a free week or month, not sure which. Make sure you understand how to use the site, they have tutorials, etc, to get the maximum from it. I use it every day. It is available in California, Arizona, Nevada, and I think Washington State and Oregon. But you have to know how to get the info on the site. I've been investing for about 25 years or so, and I'm also a Broker, so I can get my own comps from the MLS. Or Property Radar. Hello. My name is Gary Holt from Southwest Riverside County in Southern California. I obtained a Real Estate license in 1978 and became a Broker about 25 years ago. I worked as a Mortgage Broker for about 10 years and then sold REO's for the major banks for 7 or 8 years, all the while flipping a few properties a year and holding a few. I'm now 63 years young and working as an investor full time at my own pace. I'm still flipping a few houses but wish to get more involved with wholesaling and lease purchases.
