Does anyone have a good lawn care,landscaper they can recommend for a under 4 unit multi family property in Auburn Gresham on the south side for general lawn care? Thank you in advance.

thank you for the help everybody. My unit turn ended up costing around what @Mark Ainley stated slightly more because they didn't include some materials and ended up charging me extra. Lesson learned. 

its in Auburn Gresham. It about 2K sq ft I think. I am in NJ so doing it myself.

Greetings BP community, 

I recently had my a move-out for section 8 2 unit (only one unit moved a 4 bedroom first floor unit with finished basement) on the southside of Chicago and wanted to see if the turn costs sounded reasonable. My PM, who I think uses an outside contractor to do turns. estimated it would cost $2K for just typical move-out work (the tenant seems to have left it in decent condition). This is before then normal lease up costs. I thought it might be a little high with total cost coming in around $3k I assume once lease-up is included. 

The estimate included:

Complete paint
Some Ceiling work to fix patch items
Minor Drywall repairs
Blinds
Locks replacement
Complete Clean top to bottom

I have had trouble finding a reliable pest control company for mice and general bugs like roaches. Does anyone have any recommendations? I own on the southside of Chicago. Part of the issue is that I think one of the tenants is a little messy but that is hard to cure as its not egregious and she pays her rent on time.

thank you I agree and was not sure why he didn't know. I kind of assumed he would have this form letter or something like it which is why I did not ask the inspector for too much info when he told me. With that being said, he (the architect) wanted me to give him a letter or Form of assignment and I don't have one so if you have a template I would very much appreciate it

We tried to call the inspector still can't get him to answer the phone.

Thank you. Agreed that is how I understood it but wanted to make sure I had the right letter/form so I wouldn't annoy the Architect a second time if the City didn't like the one I put in.

I recently bought a property in Chicago that had a permit on it. The former owner transferred the permit to me but when the inspector came he said I needed to permission to transfer the architect’s plans to me in order to use them for the permit. Neither the owner or the architect said they had ever heard of this. Both are willing to comply but neither knows what the letter or document should say. Does anyone have an example or know what this is? The architect is really unsure what to put in the letter and I can't find anything online other than maybe that its copyrighted and I need permission but can't find a sample letter for anything like that
