I was in the same boat as you with the MLS. I am getting my license here in Texas for a few different reasons.

1. MLS access

2. I can make the number of offers I need to without worrying about upsetting a realtor.

3. Access to look at properties on my timeline-not the realtor's.

4. More control, not to mention commissions save when I list my properties.

Going through the courses can be done easily by just committing a couple of hours daily. 

I think of it as an education to give me additional tools for my business.  Good luck with your decision. 

By the way-I used Champion Real Estate school-and did everything on line.

Hey Kathy-my name is Gary and I came across your post today looking for a meet-up.   I am in the process of getting my RE license and my goal is to work with clients interested in investing. My wife and I own some commercial property and have long term flipped 3 out of the last 4 houses we owned.  I am very interested in building relationships with other's in the North Houston area.  I would love to attend the group if you are ok with that. Found this in My Texas Real Estate Principle 2 Book

"TMARR requires that all persons who conduct assessment and remediation of mold be properly trained and licensed by the state.

Under the rules, a person is not required to be licensed to perform mold remediation in an area in which the mold contamination affects a total surface area of less than 25 contiguous square feet. Also, an owner, or a managing agent or employee of an owner, is not required to be licensed to perform mold assessment or mold remediation on a residential property which is owned by that person, and which has fewer than 10 residential dwelling units. This exemption applies regardless of the total surface area within the residential property that is affected by mold growth.

An insurer may not use an underwriting guideline regarding a residential property insurance policy based upon previous mold damage or a prior mold damage claim filed either by the applicant or on the covered property if:

It is inspected by an independent mold assessor or adjuster, who is licensed to perform mold assessment who provides to the property owner written certification on a Certificate of Mold Damage Remediation (MDR-1) that based on the mold assessment inspection, the property does not contain evidence of mold damage."

I would think it would be a great idea to ask the seller for a MDR-1 form to cover yourself going forward.  Hope this helps!!

Great point Brandon.  Do you know if they have to hold a special license to do mold remediation and microbial decontamination?   I will touch base with my contractor as well to see if he knows what the process has been in his post flood rehabs.

Glad you had the guts to ask this question. I have had a few opportunities pitched to me and have passed because the lack of knowledge. I had lunch with a contractor buddy of mine who has fixed up 5 of these in the last 2 months. Obviously others are taking a chance and being rewarded so why not us as well.  I think the first one I do I will hold on to for a rental just to test the waters but I think people in the Houston area realize in certain areas there may be a chance of flooding but That's where you could get informed on flood insurance and be able to know the ins and outs of being a flooded property investor.  Good luck.

I want to get my Texas Real Estate license and would like to take courses online.  Does anyone have recommendations on which company offers the best online program?   I've used Kaplan for other licensing but would like to see what else others have used.

Brian-that's a great idea.  Have you had experience working with appraisers and if so what do they usually charge to help you get an idea of what the property is worth?  Fredericksburg is just all over the board when it comes to home values.

I am interested in purchasing some investment property in Fredericksburg, Texas.  I have built a list of absentee owners that I mailed out to yesterday.  Fredericksburg is a small German that hosts hundreds of thousands of travelers each year.  My family and I have stayed in a few different B&Bs over the years and have decided that we want to focus our money in vacation rentals there.  The problem I am running into is that pricing is all over the place so it is tough for me to determine what these houses may be worth.  If anyone has experience dealing with the Fredericksburg market or just how to determine value of these kinds of properties, I would love the help.  I am looking for more of a turn key property to buy for an investment but figured if I come across an incredible deal that needs rehab, I would also have the alternative to wholesale it to a buyer in the area.  I am thinking about reaching out to some realtors there but wanted to run this by my Bigger Pockets community first.  Thanks in advance for any help.
