Forgive my ignorance here, folks. First time caller, long time listener. 

Here she is:

No professional photos, no open houses (that I know of), no feedback for when it's shown, no mention of when it is shown, no email blasts (that I know of), nothing of that sort. Hence why I am thinking about parting ways. 

At first, I went with a price that was below the county appraised value, then I dropped it, dropped it again, and dropped the price some more. The second offer (which arrived today) is 10k below what is listed.

@Joanne Szewc Correct. It's property I inherited and I have no means or interest to do something with it as this property is in Texas, and I am out of state. Forgive my ignorance, but what could a wholesaler do? Thank you for your reply, by the way.

@Jason D., thanks for the response. Well, houses in this neighborhood are not priced the same. It's in the county where it's the Wild West in terms of how homes are built. The house next door has been on the market for two years. The realtor never gives feedback. Ever. The only times I've spoken to the realtor is when we made the agreement to sell in April, and the two low-ball offers that came my way.

Greetings! I have a house that's been on the market for five months. I'm not sure if I am being impatient, but I've only received two offers - and both were WELL below what I'm asking for. That said, I've reduced the price three times in the span of those five months. So, am I in the wrong here? Should I seek a new realtor? I ask, because I sense the current realtor does not have the same sense of urgency I do. Additionally, there is little communication from the realtor to me in regards to how to be better market the house, and any other things I can do.

Sean Carroll , been trying for months to qualify for a HELOC, but no luck. My credit is in the 650's, and climbing. Hence why a hard money loan seemed like a viable solution. Additionally, I'm self employed. So banks are even more skittish to deal with me, ya know?

Hello all! I'm a novice, so forgive me if I sound naïve. My property (owned free and clear of any mortgage) is appraised at 100k. A lender has offered me this to refurb the house: Loan $30k Rate 16% Points 5 Amortization/ Term 10 years Escrow Taxes/insurance/repairs Pre-payment Penalty None My question is, is this a good/fair deal? My plan is to either sell the property for top dollar, or rent it for a very nice ROI. As always, your thoughts are appreciated.

@Paul Ewing. The property is in Del Rio, Texas. Closer to the Air Force Base than the lake. Rent is $600, and thinking of going to $675 with six-month lease. The previous lease (the one I inherited) didn't have a lot... teeth to it, so to speak. The new one will. Thank you for your reply. 

@Brandon Battle. Ha! Thanks. The house sits on half and acre in Del Rio, Texas. Del Rio is a nice place for retirees. The place could use some cosmetic work, but nothing is wrong with it structurally. Thought about a property manager as well. 

@Chuy Gonzalez. Thanks for the reply. That's what I'm grappling with. If I sell it, I'll have a nice windfall of cash to invest in elsewhere. If I keep it, steady month a month. 

Hello. First time caller, long time listener. 

What are some good practices for increasing the rent on a rental I own? I inherited the property a few months ago with the renters settled in, and now the lease is up and they are month-to-month. The property is 200 miles away, so keeping it up is a bit of a hassle with the driving back and forth. The property taxes have increased noticeably since last year. 

Honestly, I'd like to sell the place but the inhabitants are not the best at keeping the property presentable - and are not responding to my calls. 

The property is in a growing community in Texas.
