We have a SFR and a contracting business. Questioning whether to run the rental property through the business or go with a separate LLC mostly for tax benefits personally and for the business-

We  have a tenant that we are helping to improve their credit score, they have a credit card currently. The rent recording sites basic say if they a credit card then rent recording won’t help or is just a temporary help. Am I looking at the wrong companies? It seems that recording should be ongoing as this is a big part of people’s spending every month! Any help is greatly appreciated

Does that mean that FHA does an in person visit for the appraisal or a computer appraisal? In the current condition it's not worth than 225k it smells of cat urine badly from the outside. If they send an appraiser that would probably be worth pursuing. Thanks for the reply

Unfortunately the house is vacant and has a no occupancy from the city on the door. A neighbor mentioned they had health issues and were living in a van in the driveway! And the neighborhood is well kept except this property. Plan to make some phone calls tomorrow to see what we can do.

Thanks for the advice. We looked through the county records but they didn't show the reverse mortgage loan or company, assuming it was a third party . I decided to sign up for Prop Stream and found the mortgage company name, location , and amount left on the loan. ARV on the house is around 400k, the reverse loan still has a balance of 330k and the house will need around 100k to rehab! So frustrating but I'm gonna call the mortgage company to see if they will settle for a lower amount or keep searching!

drove by a house in disrepair today and talked to a neighbor who knew the owner and mentioned that the property has a reverse mortgage on it. does anyone have any ideas or experience on back tracking the reverse mortgage company? we checked the local tax records and nothing comes up, im assuming its a third party mortgage.
