Hi All,

My realtor and I have worked together on multiple properties for multiple strategies.  I trust him.  Today he called and asked if I would be interested in being a "hard money lender."   I believe that is the proper term?  He has a client in need of one, knows our situation and asked if we would be interested. 

I have no idea.

Again, I trust  my realtor, don't know about money lending (as me being the lender), nor do I know the potential borrower.  I have read some posts  on BP, feel more knowledgeable than I did a few hours ago.

What are the questions I need to ask?

What are the things I need to look into?

Any and all BP advice would be greatly appreciated.   Thanks in advance.

Newbie in Puerto Rico.  Hello, I just moved to Puerto Rico and have the real estate bug.  Does anyone here have any knowledge of buying, renting, managing houses on the island.  Looking to make connections and have some coffee.  I am located on the west side, Cabo Rojo.   Thanks!

Brandon Turner thanks for the welcome! North Branch is not that far away. The mosquitoes are extra thick this year, due to the extra long winter. I still need to work out a good plan. Currently have a few quadplexes, but have been wondering about flipping. Do you have an article on why you went from flipping to holding?

Joan, do you have connections to investment properties? I have a very good friend in LaCrosse and he is currently shopping for one or two. Not sure if he has a realtor to work with or not.

Quick context -- we are brand new to the world of investing. Have a small team working with us, including a real estate agent. Have made three offers on homes for in order to flip, we have offered asking price, cash, but every home is selling for beyond asking price, cash. We are also on the list for two wholesalers, but the few properties that come up, go really fast.

Is the market that hot?
Are we doing this wrong at the "get go?"

Is this just a matter of be patient?
Are there other ways to get in?

Starting to feel the inexperience that I know I have.
