Congrats @Tyler Howell. I just got one in Denver under contract today too. I'm pretty excited to get a second rental property under my belt, can't wait to close later this month. My goal was to add two doors this year, so I'm halfway there. Really happy to have been able to get something local in this market.

When I first came to Denver I lived in that area too, Glendale is great. I was off Colorado and Mississippi for a few weeks, then Quebec and Illiff for a while before I began the slow and steady migration to the burbs. You're relatively close to the Denver Bicycle Cafe where the monthly BP meetup is held, and virtually right on top of the John Fisher's Breakfast club meeting. Maybe I'll see you at one or both.

Agreed. This is a bad idea. There are many reasons not to go this route, some already stated by Dante above. There are lots of scammers out there. Even if this person is not one, your rental is obviously in demand. If he cannot afford it under the current terms, someone else can. In fact, it may be an indication that you are undercharging. Don't treat your renters as friends, nor customers, they are employees, their job is to keep your rental in good condition and generate cash flow.

I'm not sure I can really add anything to what's already been written. I wanted to say what @Theresa W. said, but she beat me to it. Folks at the BP meetups can probably answer all of your questions, and once again, BEER. Figure out which one is closest to you and come join us. Or if you're in the middle, twice the meetup!

And the mattress protectors from Amazon for $20 are worth their weight in gold. Just make sure to use the little screw things so renters don't strip them off the beds at the end of their stay.

2 years in, no bed bug issues (knock on wood). But as far as higher TC, I don't think it would get better rates, no. Rates are going to be set by your competition and your reviews. Start off with what you can afford and what helps you make a profit. If you think you need to upgrade later to keep up with competition, then upgrade.

Been thinking about Orlando myself, for the short-term Disney market. I would be interested to see what kind of deals you find down there.

Those of you that provide bath amenities (soaps, shampoos, lotions, etc.), any good recommendations on wholesale purchases? I pick some up from a vacation rental blog that I follow, for about $5/pack. That's $10/stay for my 2br/2ba unit, which I recoup by upcharging my housekeeper's fee. However, I've been considering sourcing these from China myself, at about a 10th of the cost. I'd have to buy a few year's worth up front, but the other upside is that I can put my business logo on them too.

Anyone have any experience or recommendations with wholesaling these or sourcing them from overseas?
