@John Thedford There is no need to threaten and abuse the OP. He clearly stated it was the first time he was attempting to wholesale and he is obviously here to get educated (as that is why people use BiggerPockets). You took many assumptions to think that he was "playing games" and felt entitlement to be "above the law" when he may just not be as familiar with the law as you are.  If that is the case, take the time to educate him in a respectful way so that he can avoid breaking any laws and take the correct approach in the future.  Your immature attitude throughout your posts are discouraging to people who want to ask questions on the BP forum because they will be in fear that abusive users like you will provide threats instead of advice.

What ways of monitoring for homes for sale have you found are best in the Colorado Springs? Is MLS the best approach?

Hey @Mark S. - I have stopped looking for the moment. The company I currently work for pays for our tax return fees and since my portfolio is so small right now, I do not see value in paying high dollar for minimal work. I will update this post if that changes. Thanks!

Thank you both. @Basit Siddiqi,  I actually reached out to Keystone CPA after reading the Savvy Real Estate Investor book because I liked what I read.  I am just starting out so they most likely wouldn't be able to save me enough to make up for the cost. I have only connected to one other CPA.  If you are a RE CPA or know of any good ones I could reach out to, I would love to get their information.

Does anyone use Keystone CPA for their financial advising and Tax preparation? I am looking to get a real estate tax advisor to ensure I get the best deductions and wanted to see if anyone had any experience working with them.

They charge $5500 for the first years "Tax Savings Plan" and then around $1,000 for following years.  On top of that the annual filing is $1200 for the basic filing and them more for any additional activities. 

Has anyone worked with them and feel like the fees were worth the service you were provided? Online reviews were mixed between one star and five stars (nothing in between).

Has anyone ever put a "we buy houses" sign in the yard of a property you were already renting out?  Is this something that is legal? Do you need to have it in the renters agreement that you are allowed to do this?

I am about to be done with renovations on my first buy and hold deal.  I would like to get more houses in the neighborhood.

Hey BP - I am looking for good resources to review on a daily, weekly, monthly, and yearly basis that will help me analyze the DFW and US real estate markets. 

Are there any good resources you would recommend that give broad overviews of the markets and then some that provide more detail?

I am currently rehabbing a house is a low income area of Dallas, TX.  The back door has had another "security" door installed in front of the original door that is solid black metal.  It was installed using the same bolts used on stop signs to prevent it from being stolen or removed.  Does anyone know if this is a tool I can buy to remove the door?

Thanks @Share Ross - The flat fee will most likely be the route we take.  Morally it just bothers me when people get paid for something they didn't do (ie. commission as a buyers agent.)

@Brent Coombs - What I meant from "directly from the seller" is that it was an assignment and not a double close where I would buy it directly from the Wholesaler. So I was purchasing on the terms that were agreed upon in the contract with the original seller of the property.
