Cash flow in Florida is a needle in a haystack right now. Im currently looking to house hack and cant find anything even remotely worth it. An REO duplex just sold down the road from me for way above anything a realistic investor would hope to cashflow unless they have some dreams of value adding. I believe at this point people are speculative buying which I am not comfortable with. Not stopping me from keeping my ears to the ground, these things take time, but need to find something realistic that I can also move my family into and allow my girlfriend to walk the dogs while still feeling safe.

May have better luck trying to syndicate, as the larger units seem to be in a better position.

Also, give it a couple years....I think were getting to a peak.

Hey guys, I am not new to BiggerPockets, just new to the forums. I want to start becoming more active in the forums so I figured Id start with something Im sure everyone is asking right now.

What are some of your favorite multifamily markets to purchase in and why? Living in Orlando things are crazy overpriced right now that I cant seem to find anything that would cashflow, so looking to branch outside of my backyard. Iv heard talk of Cleveland, but not being too familiar with the area, it seems like there are dramatic differences from block to block.

On that note...anyone from Cleveland that has any "Golden Rules" to share? (Iv heard stay west of Cuyahoga River, but thats about it)
