Hey Brendon!

I'm fairly new as well, and I've already learned a few things being in the game for only a few months.

First, I found that I was spinning my wheels at the start, not really sure what direction I wanted to go. Once I made a concrete plan for the first property I wanted to buy (ex. single-family, Philadelphia area, 100k-150k, hard money lendor...) my progress skyrocketed. I knew exactly what I needed to dive in to learn more about and ignored everything else for now. Even if it's not the best plan, it's better than no plan.

Second is to connect with people here! I searched up my area and messaged multiple investors nearby just introducing myself. That allowed me to establish several connections right off the bat.

As a new investor, I often hear the advice to contact experienced investors and ask questions, such as how they've done deals and what they would do differently if they could go back. This feels one-sided to me, where I'm the "entitled new investor" who must have answers to his questions. 

What are some ways people have engaged with investors to garner advice and lessons? Being new, I don't have any concrete skills or cash to offer in exchange, but I am more than willing to give my time to make cold calls or something of that sort.

Hi, my name is Garrett Ryan and I'm currently a college student at Davidson College in North Carolina. I grew up in the Philadelphia suburbs and am still located there when I'm not at school. 

I have been a BP member for a few months, but finally committed becoming active on the site. I am excited to learn all I can about real estate investing and connect with other investors.

My passion for investing comes from my desire to graduate college financially free. To me, real estate is the perfect opportunity to gain the cash flow needed so that I won't have to "work" anymore. As a college student, I have limited capital, so I am interested in ways to invest with no & low money down.

I would love to connect with investors and agents located in the Philadelphia and Davidson areas. Very excited to hear about others experience and if anyone has specific advise for a college investor.
