Thanks Erica, I‘ve seen this method but it wouldn’t quite work for my family situation. I’ll start stacking away money for now. If I can’t figure out a lower dollar investment, I’ll start saving for more traditional buy and hold investments.

There seems to be a bit of animosity towards wholesaling. As a working professional who’s only real estate experience is reading a few books and watching YouTube videos, seeing this response is very interesting. Thanks for the education.

If I purchase a property with 80% or more loan to value, have good credit and debt to equity, would I even need any money down to just buy and hold?

Hey Folks,

I’m extremely eager to get into investing but lack the capital. I’ve been fantastic in the past at developing quick relationships and I thought this skill would fit wholesaling. Would you suggest another way?

I currently work as a full time in a technical field but this is a second career, I used to own a small business and gain sales via door to door sales and a ton of cold calling. I’m considering using wholesaling your get myself into real estate investing on the side. My current worry is finding buyers. If I start pounding the pavement and get some deals, where do I sell them? What kind of deal do I need to find for it to sell quickly? Is bigger pockets enough of a resource to not need a larger buyer list? What is the average time a wholesale deal sits before getting a buyer?

Hello BP community, I've never made a real estate deal but have found myself recently obsessed with it. Im using this post to test the waters on how powerful this medium is.

I found a property that grosses 3200 a month from 12 mobile homes, 4 of which are owned by the property. The property also comes with 20+ acres of land. The mobile homes seem to take up a very small portion of the 20+ acres but the deal is for both the land and the mobile home rentals. 

I thought it may be a good idea to buy the property with the intention of selling the bulk land off as quick as possible in order to keep the mobile homes as cash flow. I see a risk in not being able to sell the land quick enough. I don't believe the property would cash flow otherwise.

I am interested in the possibility of getting an offer in hand for the land before even considering the purchase. Is this possible?
