 He focuses on undervalued and value added, those are his key focus areas. He has applied it to RE and the equity markets. If you purchase a property that does not CF day 1 or have a 12 month plan to get CF positive but rather in hopes of appreciation that is speculation. Yes, it panned out well for you but you had to rely 100% on the market, being 100% out of your control.

If this isn't the true definition of "SPECULATION" I don't know what else is... Same thing happens in the stock market and good things don't happen... Purchase investments for the money they spin off NOW. Below is a quote from the best investor of all time.. Warren E Buffett.

Interested on the private lender, usually the bank wants proof of the funds for the past 6 months... In the 2 owner occupied loans I purchased this was always a requirement.

A huge chuck of money doesn't guarantee a good ROI, I wish it did, I would recommend the 3.5% house hacking, 1,2,3 or 4 units with 4 units being your max. Find renters and get your first house and out of renting. Then pound the pavement looking for deals.

I also see a lot of jobs on the upper west side and the far east. With the upper west you have the new hospital that just opened, you have west towne center (yes it is retail jobs). Then on the far east you are close proximity of the new ARMY hospital (2019 opening)? Don't know a firm number on number of jobs created but the place is massive. 

Like was mentioned before these two areas is where the growth is at.

El Paso market seems to be getting tighter. With 5.5 months of supply, rental deals that cash flow are difficult to find. I have been searching for a good property for the past 6 months.

Also, I think there is two markets here, one for the extremely cheap housing sub 1,000 sq feet @ ~ $70/sq foot. Also, a higher end new construction where you see near i10/375 loop and near Edgemere/Zaragoza where you can find new homes between 1400-1800 square feet @ $110-115/sq foot. 

Again, I am new but live in the area.
