@Richard Wedlake  I will second what Kendal said about the market here in the Flathead. I have been looking at doing some flip projects that have come up on the market recently, and every one that is a decent deal gets multiple offers in the first few days and goes under contract. There are deals that come up for sure, you just have to be ready to jump quickly.

As far as the networking goes, Kendal started a great Real estate investor meetup here in Kalispell. That is a good option to do some networking. I think she started doing a zoom option as well if you wanted to jump in on that from WA. This month we are playing Cashflow, so I am not sure if that will be via zoom. It is on Feb 24 at 5pm.

I am always looking for deals, and have some buddies looking to do deals as well.

Let me know if you would like an introduction to anyone in particular. A lot of the people I know are in the construction world as well.

@Joe Jimenez Hey! It was a good meetup! We had a pretty small group of about 5 people, but it was still a good time to network and discuss the market and investment strategies! We have another one planned for this month on the 29th. Kendall Lamb is heading it up and she has a lender coming to speak with us about different options for investing. I'll post details below!

@Kendal Lamb

Awesome! I'll wait to hear! Is there other places we could try advertise it to get a better turnout?

@Kendal Lamb I would definitely be interested! I have a few friends who have asked about having a meetup as well.

I haven't used this method, it seems that if at all possible, it is easier to use either cash or incorporate the rehab into the loan. I may still try it at some point, they have some pretty good terms.

Hello fellow BP members! I have recently been looking into purchasing a property to flip, using private money to fund the purchase of the property. I plan to buy something that is in need of a moderate rehab, doing things such as flooring, painting, interior trim, appliances, etc. I am a contractor, and would likely be doing some of the work myself, to help stay busy during the slow winter months here in Eastern Washington.

I have some cash savings that I am able to invest into the rehab of this project, but have also been looking into using home depot credit cards or their "Project Loan" that they offer. My thoughts are that if I use the credit cards or project loan, I will be able to mix them with some of my current cash savings so that I can afford to do a larger rehab on the property that I purchase. I would be keeping some of my cash savings to ensure that if I cannot flip this house on schedule, I will be able to pay off a good portion of the credit and be able to turn it into a rental if necessary.

My question is, has anyone had this similar experience with credit cards or project loans? And what have others experienced when they use a mix of their cash savings and credit cards to fund a rehab project on a flip?

I appreciate all the feedback, and best of luck to you all in your investing!

Thanks!!
