Both! Put the LLCs in a revocable living trust.

I'm new to the Portland area and plan on buying a couple rental properties this year. My family and I love living in here in Portland, however I am unsure whether it is the right place for me to invest. I like the idea of investing in Vancouver Wa. for the tax break, but I know little of that of that city too. Does anybody have experience with rental properties in either city?

Preferably a mf property in the 600-800k in the Sacramento area. I wouldn't have income because I would be selling my current property. A small rehab would be nice. Nothing too intensive but definitely would like some value add to be there. I do have great credit and a stock portfolio.

Should I utilize an FHA loan on my first home purchase or use a conventional loan? I would be purchasing with the intent to rent it out after a year of living as the contract will require. Is an FHA a good investment loan strategy if it is available?

Interested in investing in MF properties in the Sacramento area, but don't know too much about the market. Which areas are best for cash flow? What areas should be avoided do to high crime? Etc. etc.

What about Knoxville Tennessee? Low property tax and no state income tax.

Basically, I started managing the my grandmothers assets in 2018 when she got sick. I first sold our small commercial building using a 1031 exchange and pulled a small cash boot from it to help pay for new medical and care costs. I then purchased 2 properties in Riverside all cash. Rented them out for two years then sold this past year in March and April of 2022 when the market was on fire. 

My property is easy to manage, I am currently house hacking, living in the smallest unit. We don't want to move yet, we really love Culver City. I would like to start building up a larger portfolio, focusing on small multifamily properties, preferably properties with space to build an ADU.I guess my questions was more towards the lending side of it, but I'll definitely take all the advice I can get. Maybe just start in this expensive LA market on property at a time.
