Welcome to the show! I have 2 doors in Granbury currently and have been looking to add more but the Granbury market is a little low right now. Stephenville looks promising at times. You cant beat free rent! Never a bad idea to continue stashing cash until the best property arises. Obviously there is a benefit to owning a home and having the great cash flow by renting rooms BUT renting to friends/family can be a pain.

 There are a ton of direct mail options. I personally found both my rentals by word of mouth. Find a community that is easily manageable (small area at first then once its dry branch out) and focus on that community. Small pieces of pie at a time.
