We used to have it. It was July when we shifted to a different dialer which is Calltools.  It can receive incoming calls but is a bit pricey. It has an option to scrub contacts against those on Federal and their internal Do Not Call lists @Jim S.  

With my current team of both offshore VAs and in-house team, we delegate initial filter to our VAs in the Philippines. They then deliver the leads to us so my local team can still follow up on closing the deal as they know more about the market. We have been very successful in this kind of set up that we were able to expand to another state for wholesaling.

Hi Bigger Pockets Family, 

I had a few questions regarding the BRRR method in Real Estate Investing. Looking to have some dialogue with someone who is experienced with it.

Let's say your project is appraised at 200K and you're all in 150K (acquisition and rehab). What happens with that extra 50K?  Are you allowed to only take out the 150K that you are all in? Does the mortgager cut you a check for the 50K? How do you receive that additional 50K? 

I've listened to stories where investors say "I left my BRRR deal with 20K" etc etc. I want to know how does that work. I'm looking to do my first BRRR and want to figure everything out before I jump in. Please feel free to reply here of PM me.

Hey Bigger Pocket Family, 

So I have a question I'm looking to buy a property through the Court House auction in my neighborhood. Now I have enough cash to put down the deposit to secure the winning bid. But I don't have enough capital to finish the transaction. Is it smart to get a hard money loan for the balance and BRRR it or fix and flip? I have this huge fear of not getting the hard money loan and losing my deposit. Has anyone been successful with this strategy? Also, any creative ways to get your deposit back from the court if you don't close on the property? Obviously I know the numbers have to make sense. Any and all input is welcomed.

How could I locate a good short sale specialist? I have several off market deals that are good short sales deals but I don't know how to find a good short sale agent. Any advice?
