It never occurred to me that they expire. Turns out a contractor has 2 years to execute a mechanics lien in Wisconsin.

A wholesaler has a property for sale but the title search came back with a $2,500 mechanics lien. I understand to clear the lien someone must get paid $2,500 but in this case who gets paid? The contractor is no longer in the country and unreachable. The lawyer that filed the lien is no longer in business. Is there another way to get a clear title on this property?

I know this tread is old but I wanted to share my experiences. As an out of state investor, Park 52 allows me to be very hands off. They handle everything and only reach out when there is something out of the norm. My first tenant moved out after only about 5 months and Park 52 quickly cleaned and had a new tenant moved in the very next month. I will buy more Tacoma properties just so they can manage them.

Thank you everyone for these great replies. As far as the CPA's go your advice is in line with the other information, although dated, I was able to find. 

Attorney services would probably be ok being 1-off as business structure and actually forming this entity is all I have in mind. This requires more research on my part (foreign qualifications, series LLC and such...) before I even ask the question though, and it's probably a topic for another thread if I don't find what I'm looking for.

I guess you could call me a newly educated long(ish) time investor. Three houses over 10 years but I only recently started learning what actual investing is and what it can do for me. In order to advance and accelerate my investing I need a knowledgeable CPA and a creative attorney. Since I have a property in Wisconsin, Washington, and North Carolina I don't know where (literally) to start. Does it matter where my CPA and attorney live? Are there advantages to them living in a certain state? Any insight any of you have will undoubtedly be helpful. Thank you
